WE MAKE YOUR PROPERTY SEARCH SOOOO EASY!!!
Directly to the left are three graphic icons for your property search for single family homes, condos, commercial property, multiple units, or vacant land. The top icon is for our company listings, the snowflake icon is for Ellicottville, NY and surrounding areas and the sunshine icon is for Orlando, FL. and surrounding areas. You will be able to see ALL properties currently on the market in both areas, EVEN THOSE PROPERTIES LISTED BY OTHER COMPANIES. Feel free to contact us with any questions you may have on the market, certain neighborhoods, or specific properties. We will help you find properties anywhere and everywhere including Holiday Valley Resort, Holimont, and surrounding areas like Mansfield and Great Valley. If you happen to visit during our many special events like July 4th Weekend, Rock 'n Oldies, Christmas Stroll, etc. we will make arrangements to work around your "fun and family" schedule.
Oh, and YES we will meet you in Florida to show you any properties that interest you down there in the sunny south. Larry Oeffling, Broker/Owner of Ellicottville Real Estate is a Real Estate Broker in Florida and has been since 1988. He works with Sunshine Realty in South Orlando. You will have to look long and hard to find anyone with his experience. We will gladly fly down to meet you to assist in your search for that perfect place!
Of course, we are always glad to see you right here in Ellicottville! Stop in for a cup of coffee or a chat right in the 1887 Building (that's the old school right on the corner of Jefferson and Washington...big red brick building, can't miss it) in Suite 6. You'll be glad you did! We advise you to always give us a call before you come so we can be prepared with appointments or even just a question and answer session about real estate in general. We can't wait to see you!

New York State requires that we state we are Licensed Brokers and Salespersons, and we are! Larry has been in real estate since the 1980's in Florida originally and now New York State. Louise got her license in 2000, and prior to that was the Tourism Specialist for Cattaraugus County and I Love New York Director for Chautauqua/Allegheny. She also was a publisher of area tourism/travel guides for the Ellicottville area. So our background is very extensive in real estate, sales and marketing! Excellent! |

Zoning Laws >Remodeling and Permits
Obtaining the proper permits when remodeling can be a critical element in the process. Many homeowners are unaware of the local building codes and zoning laws governing renovations. Disregarding these laws may result in fines, and in some cases you may even be asked to demolish the work that has been done.
When remodeling you have to go through the process of obtaining the proper permits. Zoning laws protect homeowners and cover issues such as the size of setbacks (distance between buildings and property lines), the height of buildings and occupancy. State and local building codes deal primarily with life and safety issues (insulation, smoke detectors, plumbing, electrical wiring, etc.) In order to satisfy these regulations you must submit information showing the project complies with the laws.
When plans do not conform they are sent to the Zoning Board of Appeals. There the homeowner, accompanied by an architect or attorney, presents his case at a public hearing. Usually the board tries to work with you in compromising with what you would like to do and what is best for the neighborhood.
